DEVELOPMENT LAND AND PLANNING
DLP Planning Ltd The "raison d'etre" of DLP Planning is to secure planning permissions for development. Recently, we have secured consents for a variety of schemes, including: conversion of a Listed former school in Reading to form 12 apartments, arts centre and office; extension to a care home in Bexhill-on-Sea; reserved matters consent for 45 houses and apartments in Haslemere, Surrey; full planning permission for 23 houses in Shinfield for Taylor Wimpey and extended opening hours for a take-away/internet cafe in Reading.

In addition to securing planning permissions we also: undertake site appraisals to assess development potential and help clients decide if they want to buy a site or not; submit planning applications: write Planning, Design and Access Statements to accompany applications; submit appeals to the Secretary of State (we recently appeared at a 2 day public inquiry in Reading for 2 schemes of 9 and 13 dwellings in Reading for a local developer); assist with enforcement problems (such as enforcement notices and certificates of lawfulness), discharge conditions on consents and submit Local Development Framework and Development Plan representations to promote land with longer term potential.

Our clients include: major housebuilders (Taylor Wimpey, Barratt), medium-sized developers (T A Fisher, Gleeson, Banner Homes, Gilbert Homes, Beechcroft Homes) and many more landowners, builders, developers, companies and private individuals. We don't just work for housebuilders, we have also worked on a variety of employment, retail, hotel and leisure schemes. Furthermore, we have also been instructed by local residents opposing development (provided there is no conflict of interest with existing clients), recently appearing at an appeal hearing, which resulted in a scheme of flats being dismissed and recently we appeared at a public inquiry, regarding 300 houses and other development, on behalf of Slough Borough Council. We have also been instructed by Hart District Council to make a recommendation to committee for a large warehouse scheme near Farnborough.

Each site is assessed on its individual merits and we can taylor a proposal to suit all budgets and aspirations. We also have access to Architects, Urban Designers, Landscape Architects, Environmental Assessors and Transport Planners within the DLP Consulting Group, so that we can offer a "one-stop-shop" to clients if it is needed.

Our offices are situated in: Reading, Bedford, Sheffield, Bristol and Cardiff. We have access to expertise in a range of disciplines across England and Wales. At our Thames Valley office in Reading we have 3 experienced town planners: Jim Bailey, Senior Director and Heidi Lynch/Nicola Taplin, Associate Planners, plus a Graduate Planner, Philip Hylton. All of our consultants have considerable experience of the UK planning system and have worked for local authorities in the past, so that they can see both sides of the story.

We work closely with other local businesses, such as: solicitors, estate agents, surveyors, ecologists, archaeologists, engineers and other experts in their respective fields to ensure that clients are provided with the best possible advice

So, if you have a piece of land or a property that you think might have potential or if you are having problems with the planners and you need to get that elusive consent notice, please contact us and we will endeavour to help you to add value to your property and maximise your assets.
