So Simple – Yet Very Effective

You invest in an off-plan development to buy a luxury freehold property, which upon completion; you are committed to lease back your property to a world-class 5-star hotel and spa operator. This company will fully manage all aspects of your property and pay you a significant sum of money every year for the benefit of the lease which you have granted to the hotel and spa operator = Excellent Annual Income.

You have invested at an early stage off-plan and therefore your funds are contributing to the developer’s construction cost, which saves the developer significant interest costs. The developer’s way of saying thank you to you for your early commitment is to allow you to buy the property at significantly below market value (typically around 50% below market value) = Substantial Capital Sum.

How the figures work

In this example we shall assume a purchase of an apartment for an off-plan price of £200,000 with a completion date of 24 months later.


Payment Plan
• Day 1 – £1,000 reservation fee
• Day 15 – 10% less reservation fee = £19,000
• Day 45 – 20% = £40,000

• Balance due upon completion = £140,000

Ultimate Affordability
Should you choose to borrow the £59,000 deposit, Developer will make the monthly payment on your loan (terms and conditions apply) until completion. Therefore, at this time you will only need £1,000 from your own capital, as the balance is borrowed from a lender and the payments are made by Developer.

Total Balance Due Upon Completion
• £140,000 – balance of contract price due
• £7,080 – deposit loan repayments made by Developer
• £3,920 – construction stage payment interest

• TOTAL £151,000

The likely value of this apartment upon completion will be £325,000 and Developer guarantee to offer you a 70% loan to value mortgage, which means that you could borrow as much as £227,500

What you will need to pay back in total
• £151,000 completion balance due (see above)
• £59,000 UK based loan
• £1,000 reservation fee

CAPITAL SUM

At this point you now own a property that is worth £325,000 but only has a mortgage of £211,000 so you will have equity or a capital sum of £114,000.

ANNUAL INCOME

From this point on the hotel and spa operator will manage your completed property and pay you income, as follows:
• Year 1 – 10% return on your purchase price = £20,000
• Year 2 – 10% return on your purchase price = £20,000
• Year 3 onwards – 50% share of the room rate = £38,325*
* This income figure is based on average data sourced from the internet for similar resorts and based on a low occupancy level of just 70%.

SUMMARY

After a 2-year period you will have invested literally NONE of your own funds and yet have created a net capital asset of circa £114,000 AND be receiving an annual income of between £20,000 and £40,000.
